8:00am — Checking Overnight Enquiries and Buyer Activity

Serious buyers don’t always work 9–5. Many browse listings late at night, after work, or on weekends.


First thing in the morning, I check:

  • messages from ongoing negotiations
  • updates from solicitors

This early activity often tells me which listings will be busy that day — and which buyers are getting close to making an offer.

9:00am — Speaking With Business Owners

Most owners who call aren’t ready to sell immediately. They’re exploring, asking questions, or trying to understand the process.

These conversations usually include:

  • “How much is my business worth?”
  • “How long does it take to sell?”
  • “Will my staff find out?”
  • “What do buyers look for?”
  • “What do I need to prepare?”

My job here isn’t to push. It’s to guide, reassure, and give honest answers.
Trust starts long before a valuation.

10:30am — Preparing Valuations

A proper valuation isn’t just numbers. It’s understanding:

  • the business model
  • the accounts
  • the location
  • the competition
  • the staffing
  • the owner’s role
  • the growth potential

Two businesses with the same turnover can have completely different values.
This is where experience matters — and where owners often realise their business is worth more than they expected.

11:00pm — Fact-finding with new owners bringing businesses to market

Speaking with the business owners directly tells me things numbers never can:

  • the atmosphere
  • the customer flow
  • the condition of equipment
  • the layout
  • the potential

It also gives owners a chance to talk openly about their goals, worries, and timelines.
Selling a business is emotional — and these conversations matter.

1:00pm — Creating Listings That Attract Serious Buyers

A listing isn’t just an advert. It’s a sales document.

I spend time crafting:

  • a clear business summary
  • key selling points
  • financial highlights
  • operational details
  • growth opportunities
  • confidentiality‑safe descriptions

A strong listing can double the number of enquiries.
A weak one can leave a great business overlooked.

2:00pm — Managing Buyer Enquiries

This is where the real work happens.

For every serious buyer, there are several who aren’t ready, aren’t qualified, or aren’t the right fit.


I filter enquiries by:

  • financial ability
  • experience
  • seriousness
  • suitability

This protects the seller’s time and confidentiality.
Only qualified buyers get access to sensitive information.

3:00pm — Negotiations and Offers

When a buyer is ready to make an offer, I guide both sides through:

  • price
  • deposit
  • handover period
  • training
  • stock
  • fixtures & fittings
  • lease terms

A good negotiation isn’t about pressure.
It’s about clarity, fairness, and keeping the deal moving.

4:00pm — Working With Solicitors

Once an offer is accepted, the legal process begins.
This stage can be slow and frustrating for owners, so I stay involved to:

  • chase updates
  • clarify documents
  • keep communication flowing
  • prevent delays
  • solve problems before they escalate

A smooth completion is never an accident — it’s managed.

5:30pm — The phone lines have stopped for the day! Few. Now I can review the Day and plan ahead to do it all again tomorrow.

Before finishing, I check:

  • which listings need more marketing
  • which buyers need follow‑ups
  • which valuations are ready
  • which deals are close to completion

Every business is different. Every owner is different.
But the goal is always the same: a smooth, confidential, successful sale.
